Common reasons for borrowers to use these funds vary from a short-term Real Estate transaction such as a “bridge loan” to the purchase of a property for a few years.
The most important characteristics are as follows:
- Term – Up to 60 months
- Earn 9% to 12% secured by Note and Deed of Trust
- Equity positions are often an additional option to the capital investor
- Terms are arranged to the specifics of each transaction
- Documents - Full set of Note and Deed along with any riders or attachments agreed upon by all parties
